All of our garden rooms can be fully connected to high-speed internet, ensuring a seamless working or leisure experience. Whether you choose a hard-wired ethernet connection, fibre, or a boosted Wi-Fi signal from your main home, we’ll work with you to deliver a reliable and fast connection—perfect for remote working, streaming, or smart home integration.
Electrical
Our garden offices are fully equipped with essential electrical points to support a modern and functional workspace. Each build typically includes multiple double sockets positioned at desk height, making it easy to power computers, printers, and other devices. USB-integrated sockets can also be included for added convenience.
Insulation
We offer additional insulation options for clients who want to maximise year-round comfort in their garden rooms. Upgraded insulation in the floors, walls, and roof helps improve thermal efficiency, reduce energy bills, and maintain a consistent indoor temperature—whether it’s the peak of summer or the depths of winter.

Do I Need Planning?
In most cases, garden rooms fall under permitted development rights and do not require planning permission, provided certain conditions are met. These include limits on height, size, and placement relative to your property boundaries. For example, if the structure is under 2.5m in height and located more than 2m from your boundary, it will usually not require a formal application. However, if your property is in a conservation area, listed, or if you plan to use the room as a separate living accommodation, planning permission may be needed.
At MBE Group, we assess every project individually and will guide you through the process—ensuring compliance and offering support if planning is required.
Our Process
At MBE Group, our design process is carefully structured to deliver a seamless, collaborative, and fully tailored experience from beginning to end. If your project does not require planning permission, stages 4 & 5 do not apply. For projects that do require planning approval, all of the steps outlined below will be included.
1. Consultation
Our consultation process is the first step in bringing your garden room vision to life. During this stage, we take the time to understand your needs, preferences, and how you intend to use the space—whether it’s for work, relaxation, or guest accommodation. We’ll discuss design ideas, budget, and practical considerations such as size, location, and access. Our team will also advise on planning requirements, utilities, and materials.
2. Survey
If not completed during the consultation our team conducts a comprehensive site survey to gather all the necessary measurements and assess the specific conditions of your garden. This includes checking access routes, ground levels, drainage, and any potential obstacles that could affect the installation. The survey also allows us to confirm the proposed location of your garden room and ensure it complies with planning regulations or permitted development rights.
3. Design & Estimate
We provide detailed architectural plans and high-quality 3D renders to help you fully visualise your new garden room and make changes until final design is agreed. Our 3D renders offer a realistic representation of the finished space, including materials, lighting, and surrounding landscaping—giving you a true sense of scale, style, and functionality. At this stage we will provide you with an estimate that can be turned into an official quotation if you wish to proceed.

4. Plans & Elevations - £1000
MBE Group provides detailed elevation drawings and site plans tailored for submission to your local authority. These documents include scaled representations of the garden room from all sides, clearly showing dimensions, rooflines, window and door placements, and external finishes. The site plan outlines the garden room’s proposed location within your property boundary, distances to existing structures, and overall layout in context.
5. Planning & Specialists
When planning permission is required, MBE Group handles the entire process on your behalf—from preparing and submitting applications to liaising with local planning officers. Our team has extensive experience navigating planning regulations, ensuring your proposal complies with all local requirements. Where necessary, we also collaborate with trusted specialists such as structural engineers, drainage consultants, and energy assessors to provide supporting documentation or technical reports if required (may be additional costs involved).
6. Singed Quotation & Deposit
Once the final design has been approved and all planning considerations are complete (if applicable), we will issue a detailed quotation outlining the full scope of work, specifications, and pricing. To secure your place in our schedule and begin preparations, we require a signed acceptance of the quotation along with an initial deposit. This deposit confirms your commitment and allows us to begin ordering materials, scheduling labour, and coordinating timelines. At MBE Group, this step ensures transparency, commitment, and a smooth transition from planning to build.
7. Build
With designs approved, planning complete, and your project scheduled, the build phase begins. Our experienced team of tradespeople will carry out the construction of your garden room with precision, care, and attention to detail. From groundworks and structural framing to insulation, cladding, and internal finishes, every stage is managed to the highest standard. We ensure all electrical, plumbing, and utility installations are safely completed by certified professionals. Throughout the build, our project manager will keep you informed, oversee progress, and ensure the work is completed on time and to specification—delivering a high-quality, turnkey garden room ready for you to enjoy.
8. Inspection & Final Invoice
Once the build is complete, we carry out a thorough final inspection to ensure every aspect of your garden room meets our high standards and your expectations. We’ll walk you through the finished space, check that all fixtures and finishes are complete, and confirm that everything is fully functional. Any final touches or snagging items are addressed promptly. Once you’re fully satisfied, we will issue the final invoice for the remaining balance. This final step marks the successful handover of your bespoke garden room—ready for immediate use.
